A failed basement conversion... put right by useyourbasement.com

The water management system installed by others within this large basement flat failed, due to bad design and poor installation, with the water level inside the flat reaching at least two inches, enough to damage carpets, electrical appliances etc.

Instructed by the client (Norwich Union Insurance) useyourbasement.com designed a comprehensive water management system to ensure that this property stays dry!

The following photos and video footage were taken by the property owner and show what can happen when a basement conversion is not carried out by specialists.

To carry out the required works, the owner had to move out and put the majority of their belongings into storage. Useyourbasement.com then began the process of stripping the entire property, this meant walls were stripped back to brick, concrete floors were dug up and removed. Two bathrooms were carefully removed and stored off site, the water damaged kitchen was removed. All of this work and the majority of the re-fit were carried out without the use of the main property entrance, as on many of our projects we use temporary access through the light well.

Useyourbasement.com then installed a complete water management system, linked by a perimeter drainage system and three battery back-up pump systems all with alarm systems.

A new concrete floor screed was laid to the complete floor area, walls were insulated to maximise heat retention. The walls and ceilings were plastered, electrical and plumbing works carried out. The bathrooms were then tiled full height using Natural Travertine tiles, the bathroom suites installed, incorporating a new shower. The new kitchen was installed with Limestone tiles to the floor and splash back area. During the course of works all radiators were replaced and a new central heating system installed. A surround sound system and bespoke home cinema unit were created to house the clients new Plasma television, with the five speakers built into the walls and painted to blend in to the room.

Overall...
A very happy couple moved back into the property in time, and since completion of the works, one of our surveyors bumped into the client recently on the way back from his holiday in Spain, the client being a Captain with BMI Baby airlines was flying him back!

Space to unwind

A new lightwell was constructed allowing a means of escape to comply with Building Control requirements.

The problem the client faced was limited head height, however within the water-proofing system design by useyourbasement.com was a schedule of works including underpinning the property's foundations. This gave much improved head height.

This single chamber within this period property was to be used as a chill out room in student accommodation.
